Buying A Home Nothing Starts Until It You Start

In response to a potential buyer wondering if the there is required financial counseling needed prior to meeting with a Realtor/Lender to become pre-qualified to purchase a home.

---------Here is my take on in it Tina, buying a home does not have to be a protracting, laborious and difficult endeavor. It all starts with a “starting point”—translation—A person needs to know where they stand—They must lay out all the particular of their credit and income/employment situation so as to either 1) obtain a pre-approval to purchase a home up to a certain dollar amount OR 2) Determine what will need to be done in order to obtain that pre-approval---AND therefore make a plan of action with exact time lines as to how to get to where they need to be.----Many people would initiate this process with THEIR REALTOR who will assist them in meeting with a lender.
  Now having said that---People have ALL KINDS OF ASSUMPTIONS as to what they need in order to obtain a pre-approval to purchase a home.   Why in the world assume or speculate or make decisions based on hear say, half information, ext……. ?             So what happens is this—a person may think they need several thousands of dollars saved to buy a home, or must be at the same job for 2 or more years, or cannot have ANY delinquency on their credit report or have to have a relatively high credit score, or that some kind of credit counseling is needed regardless of what their credit looks like…and on and on and on……I say to those folks, STOP and just find out already.   Reality is much different than those perceptions that often float around in folks heads as stated above. Now as to whom you initially meet with---as I stated prior, most people meet with a Realtor who can assist them with a lender referrals. If a person already has a lender of choice- that is great as well.-------From their you meet with the Realtor and the lender to obtain your pre-approval and within 30 minutes or so you will either have it in hand or know exactly what and how much time will be needed to obtain it---it’s that easy . So unless you personally feel as if you need some kind of financial counseling—having an initial meeting with your Realtor/lender  is a practical way of getting started.  

Now in my case, I just happen to have over 25 years experience in combined mortgage finance/Real Estate so the folks that I assist normally start by meeting with myself and a lender here at my office to assist with your pre-qualification.
